As your GREATER VANCOUVER real estate expert, it\u2019s my job to keep a close eye on these shifts: the composite benchmark price in Metro Vancouver slipped to $1.08M, down from Early-Q3, and we\u2019ve been witnessing more buyer-friendly conditions build up across the board. With active inventory climbing to 15,800 properties, buyers now have more choice than we\u2019ve seen in a while, and sellers are needing to stand out in a crowded market. Detached homes felt the biggest pinch\u2014benchmarking at $1.8M\u2014while apartments held at $686K and attached homes at $1.03M. The sales-to-active listings ratio dropped to about 12%, clearly pointing to a buyers market where there\u2019s more room for negotiation and plenty of options.
